Landlord Information
If you own or are considering purchasing a property for rental, then you may wish to take up our property management service or if you have the confidence to self manage then the introduction only service maybe for you. Letting a property can appear a complex and sometimes daunting process, which we aim to guide landlords through in a trouble free, assured manner. We regard advice like this as fundamental to our service, be it before or during the course of a tenancy. We can advise and guide you through every aspect such as rental valuations, investment buying, tenancy types, furnishings, property management, tax and legal matters. We are able to offer two types of letting services, which can be tailor-made to suit individual landlord requirements. We can ensure that any tenancy is maintained according to specific instructions thereby guaranteeing a landlord's peace of mind.
We have a flexible approach to your needs and wherever possible will tailor our service to accommodate at no extra cost to you.
Our Service Includes
- A free no obligation property valuation
- Up to 8 photographs of the property
- Advertising on our own website and at least one nationwide property portal such as Rightmove.
- Advertising in at least one local newspaper such as Oxford Times
- The display of a To Let Board (if permitting)
- Accompanied viewings
- Obtaining all relevant credit checks and references
- Arranging a full written and photographic inventory of your property * See notes
- Arrange Gas Safety Certificates and Electricity Safety Certificates in compliance with relevant legislation.
- Drafting the relevant Assured Shorthold Tenancy Agreement or Holiday Let Agreement to comply with new government legislation regarding Tenancy Deposits.
- Introduction of tenants and negotiating
- Supervising the utility companies and council tax into the tenant name
- Collecting of rent
- Arranging for the Tenant deposit to be held in the relevant insured scheme.
- Setting up standing order for monthly rental amounts
- Making arrangements with contractors to carry out any maintenance work during the tenancy and meeting them at the property to supervise works as necessary.

- Seek permission of both parties for the prompt return of the Tenants deposit and checking that all utility bills are paid up to date of vacating the property.
Full Management
This service includes all of the above services plus additional services available at Landlords request.

Introduction Only
This service would include;
- Full marketing of your property including taking photographs, advertising on internet websites and our own Abbey Properties website.
- Advertising in local publications such as Oxford Times newspaper.
- Accompanied viewings
- Arranging for relevant safety certificates to be carried out.
- Taking of references and obtaining credit checks of applicants
- Tenant deposit to be held in an insured scheme
- Draft Assured Shorthold Tenancy Agreement
It is advisable to have an inventory and schedule of condition of the property; this can be arranged at an additional cost from £125.00 + VAT.
Rental Guarantee
Every effort is made to find suitable tenants for your property, however from time to time people’s circumstances change and ability to make rental payments change. To safeguard landlords against the unexpected we would advise that RENT GUARANTEE AND LEGAL EXPENSES Insurance is taken out and put on your property. Please contact us for further details.
Mortgage
If the property to be rented is mortgaged then a letter of consent should be obtained from your mortgage provider before commencing.
Leasehold
If the property to be rented is leasehold, then the terms of your lease should be checked to ensure rental of the property is permitted.
Insurance
You should ensure that you are suitably covered for letting under both your buildings and contents insurance
Council Tax
For all managed properties Abbey properties will inform the relevant local authority of a change of occupancy or a property becoming unoccupied at the end of a tenancy agreement; this will not be the responsibility of Abbey properties on an Introduction only basis.
Overseas Landlords
Unless you can provide evidence of an exemption certificate or have completed the necessary documents (NRL1) from the Inland Revenue, tax will be deducted.
Deposits
Legislation which came into force on 6th April 2007 regarding holding the tenancy deposits must be obeyed. Abbey properties will for full managed service register and submit the deposit into The Deposit Protection Service (DPS) or in the case of an introduction only service we will arrange for a cheque to be made payable to the relevant tenancy deposit protection scheme. Cheques will not be made payable to the landlord direct.
Gas Safety Certificate
Law requires that all gas appliances are checked on an annual basis by a CORGI registered gas engineer and all are covered by a current landlord gas safety certificate. If the landlord holds a current landlords gas safety certificate this must be submitted to Abbey Properties no later than 5 working days before commencement of a tenancy agreement. However if a certificate is not held by the landlord Abbey Properties are happy to make arrangements for testing of appliances by a Corgi registered engineer.
Electricity Safety Certificate
Although there is no legal requirement to provide your tenant with an electricity safety certificate for any electrical appliances left in the property you could still be liable for any unsafe electrical appliance that injures or kills a tenant. As a precaution we would advise that all landlords have a certified electrical check carried out on a regular basis.
Energy Performance Certificate
From 1st October 2008 all landlords will have to make an EPC available to prospective tenants. Abbey Properties are happy to make arrangements for this to be carried out. An EPC is only required for a property which is self-contained and is valid for 10 years. An EPC isn't required when a tenant rents a room and shares facilities.
Furniture
All furniture left in the property must comply with furnishing and safety fire regulations.
